The Off-Market Value-add Opportunity (personal investment)

For my first renovation project, I identified an off-market property with significant potential that required a full-scale renovation. My partners and I took a hands-on approach, managing every aspect of the project—from budgeting and contractor coordination to overseeing major renovations. This included structural improvements, full system updates, and interior finishes to modernize the property while maintaining cost efficiency.

The project continues as a long-term rental, providing steady cash flow while positioning the property for future appreciation. With the BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat) in place, the next phase will involve a basement renovation that will add two additional bedrooms and bathrooms, further increasing rental income and overall property value.

Apartment Renovation at Keystone Opportunity Center

As the full-time property manager at Keystone Opportunity Center, I prioritized the renovation of rental units in need of significant repairs. One particular unit had partially completed updates, but substantial work remained. I managed the project by:

  • Budgeting and planning the remaining renovations
  • Installing cabinet hardware and plumbing fixtures
  • Completing interior painting
  • Coordinating with flooring vendors to install vinyl in the kitchen and bathroom and carpet in the rest of the unit
  • Reinforcing joists and installing new subflooring in the living room

This renovation improved the unit’s livability while ensuring the property remained financially sustainable.
